It's no wonder that so many foreigners want to own property in Koh Samui, but like any other property market in the world, it's important to know understand the legal implications, visa requirements, and tax guidelines involved before deciding which property you are going to invest in. Getting To The Island Before investing in Koh Samui property, you must first feel confident that traveling to and from the island has been made easy and convenient for tourists. After all, they play a major part in helping Samui's economy grow and helping tourists get to the island should be top priority. The most convenient way to get to Samui is by flying with Bangkok Airways from Bangkok, Singapore, Phuket, Pattaya, and Chiang Mai. There are 15 daily 80 minute flights between Samui and Bangkok and 4 weekly 90 minute flights between Koh Samui and Singapore. A person becomes a "resident" tax payer if he or she spends more than 180 days in any tax year in Thailand. Thailand does not charge a separate capital gains tax for foreign buyers. When purchasing property in Koh Samui, it is quite standard for the purchaser to be solely responsible for the payment of all transfer fees as well as taxes duly charged by the competent land office in connection with the registration of transfer of ownership of the property. According to Thai Law, foreigners may own 49 percent of the aggregate sale-able unit space of a condominium building while the remaining 51 percent must be owned by either Thai nationals or majority owned Thai Companies. Below is a step by step guide on how to transfer money when dealing with Koh Samui properties. A Thai bank account must be set up in your name in order to transfer money to yourself before exchanging your currency to Thai Baht. Any foreign currency can be used to purchase a condominium unit. The foreign currency must be transferred into Thailand as foreign currency and then exchanged into Thai Baht by a local bank in Thailand. In many cases, the developer may offer to help you establish a bank account in Thailand due to the complexity of establishing an account yourself. This may come at an extra cost, however developers are always willing to negotiate or waive this cost if it helps get the deal done. Foreigners are required to remit at least USD 20,000.00 into Thailand per transfer to receive a FOREX Transfer Form. (Transfers of funds must be made in FOREIGN CURRENCY only and NOT in Thai Baht if you are working in US Dollars then remit in US Dollars. Do not remit in Thai Baht. This form will be needed to transfer the unit under foreign ownership and also remit money back out of Thailand if so needed in the future. Documents needed when buying a condominium: For foreigners to be eligible to purchase a condominium unit in Thailand they must present proof to the Department of Lands that the funds have been remitted from overseas in foreign currency. Without such proof, the Department of Lands will not register the transfer of ownership to the foreign buyer. Remittances must be sent in exactly ("to the letter") the same name as appearing on the purchase contract if Tom Smith is the buyer then the name Tom Smith must appear on the remittance advice. T. Smith or Smith Enterprises are unacceptable.) If the buyers are two individuals, then two names should appear on the contract and two separate remittances should be made by such two persons, in equal amounts. The purchaser has to include the transfer instruction indicating that the purpose of this money is to buy a condominium unit. The bank that receives money in foreign currency will issue the document (Foreign Exchange Transaction Form) which contains the following information: The transferred amount in foreign currency The transferred amount in Thai Baht The name of money sender The name of money receiver The purpose of transferring Normally throughout the transfer process, the purchaser has to instruct the gateway bank to identify the name of the sender to be the same as the receiver's. The Land Department will accept the name of purchaser to be either sender or receiver of the transferred money. **Remark** If the money receiver is an individual but wants to put the unit in the names of two people, the sender has to instruct the gateway bank to specify the names of two people together with the purpose of buying condominium. For example: Mr. Smith transferred money to Mr. John and would like to put down the names of two people, Mr. Smith must also instruct his bank to specify the purpose as being to buy the condominium by both Mr. Smith and Mr. John. In this case, the land department can accept this and permit the transfer. The Land Department also can accept the transfer even if the sender's name of the receiver's name is not the purchaser's name but the sender should instruct the gateway bank to put the purpose as being to buy the condominium by (Purchaser's name). The amount of money must be equal to or higher than the selling price declared to the Land Department. Alternatives To Transferring Money To Purchase Koh Samui Property For the avoidance of any doubt, we recommend wherever possible that Samui property buyers arrange for their local bank to issue the Foreign Exchange Transaction Form for all remittances. In this case you would transfer the funds directly to the Developer's bank account in the prescribed format, and the Developer will arrange for the Foreign Exchange Transaction Form to be issued by the Developer's Bank. For the buyers convenience, we strongly recommend that you transfer the funds directly to the Developer's bank account, but ONLY do so if you know and trust the developers and know exactly where your money is going. In most cases, the developers will use a third party escrow arrangement typically put together by a local attorney. This is always the most secure way to exchange contracts as the developers are not allowed to access your funds until the title deed on the property has been transferred to you. Why does the developer need to use Foreign Exchange Transaction Form? Because the Bank of Thailand controls the flow of foreign currency, every single baht must have a source and a reason. The Land Department must perform in accordance with this regulation. By this restriction, every foreign buyer must transfer money from abroad. Non-residents who sell the condominium and transfer the money out of country do not have to pay the remittance tax (normally the tax is around 30%) In case of transferring money out of the country, the tax-free amount is determined by the initial amount transferred. Transfer of title deed Documents needed: For Individual Purchaser Passport (copy if applicable, marriage/divorce certificate including a letter of consent From your spouse if married [Thai Language]). Foreign Exchange Transaction Form or credit note. Power of attorney, if anyone but yourself is representing you, in Thai script with a Notarization by Notary Public or if overseas by the Thai Consulate. Corporate Documents needed: For Company Purchaser Certified copy of the certificate of incorporation Certified copy of the memorandum of association Notaries certificate List of shareholders (in English, but must be accompanied by a Thai translation) Minutes of directors' meetings, which have a resolution to sell/purchase the property (specifying name and number and agenda dealing with the finance of the purchase if the company's registered capital is less than the purchase price) Letter of advice regarding specific¬ signature Power of attorney, if the authorized directors do not make the transaction by themselves (Land Department form) Free debt letter Foreign co-owner letter The certified copy of the Card of the authorized directors The certified copy of the house registration of the authorized directors Title deed of the condominium unit Thai Visa Requirements Please note that whilst we believe the below information is accurate, it is recommended to verify requirements with the Royal Thai Embassy before travel. Many Non-Thai residents require a visa to stay in the country for more than 30 days. However, most African countries require a visa to enter Thailand - Cyprus, Czech Republic, India, Maldives, Oman, Poland, Russia, Saudi Arabia, Taiwan, Ukraine are allowed 15 days under the visa exemption. This article describes how Dreamweaver implements templates. Technically, to use Dreamweaver templates, you don't need to know any of the information given in this article; but it is handy to know something about what's going on under the hood in case you need to troubleshoot a Dreamweaver template based document. Templates are a tool that is used in many computer applications including Microsoft Word, AutoCAD, and other office automation and design products. Templates are useful when you have a group of documents that share many similar design features. You implement the common features one time in the template, and then just customize the template with the individual features of each document. Templates are Used Only at Design Time It is important to understand that are totally a design time construct. Only two things separate a Dreamweaver template from any other HTML document: 1. Dreamweaver template documents have a ".dwt" extension. 2. Dreamweaver templates contain specially defined HTML comments that define the editable and non editable area of the template. When you create an "instance" document that is based on a Dreamweaver template and store it on a web server, the web server is completely unaware that the document was based on a template. It treats the document the same as any other HTML document, and ignores the template comments in the document the same as it would ignore any other comments in an HTML document. Similarly, a web browser would be completely unaware that a document was based on a Dreamweaver template, and would also ignore the template comments the same as it would ignore any other comments in an HTML document. Tag Syntax Dreamweaver has two sets of tags: * Template Tags are used in template files (files that have suffix .dwt). * Instance Tags are used in the "instance" documents you create that are based on a template file (files that typically have a suffix .htm or .html). Dreamweaver defines about thirty different template tags, but all of them have the following syntax: where TEMPLATE_TAG_NAME and the parameters are replaced with an actual template tag name and actual parameter names. For example: In the above example, the template tag is a TemplateBeginEditable tag named "Region 1". The syntax of instance tags is quite similar: Tag Pairs Many template tags are paired, having an opening and a closing tag. For example, the "TemplateBeginEditable" tag described above always starts an editable region that is ended with a "TemplateEndEditable". The two tags come as a pair, defined as follows: -- HTML Code goes here --- How Dreamweaver uses Template Tags One of the simplest and most important things that Dreamweaver does with Template/Instance tags is to define what regions of an instance document (document created based on a template document) can be edited. BUT BEWARE . . . If you use Dreamweaver to open a template based document in CODE VIEW, you can edit any part of the document in any way you please -- but this is generally not a good thing to do. In Dreamweaver document design view, Dreamweaver respects the instance tags that are included in a document; for example, it will only allow you to edit areas of the document that begin with an "InstanceBeginEditable" (or similar type) tag. When you have finished editing your web page, the Dreamweaver Instance Tags will remain in it, but as previously stated, these tags are ignored by your Web Server and your Browser. Finally, if you update a template in Dreamweaver, all of the documents based on the template will be updated too. Conclusion Dreamweaver templates work by using specially defined HTML comment tags to mark regions of Dreamweaver template documents and instance documents. You should recognize Dreamweaver template and instance tags, and understand what they do, but you should only edit them in Dreamweaver Design View, not in Code View. Exchanging links has been around for a long time, but I would like to point out some really useful tips to help you rank higher in search engines. First and foremost: Only exchange links with related sites. Why? First off, a user who is on a gaming site (for example) doesn't really care much about a site that has information on gardening- generally speaking of course. The user came to the site to play games and they are most likely only going to follow links that are related to gaming in some way. Second: Manually exchange links, if you use software you won't build quality links, Google is capable of identifying link directories, if your site is in a bunch of link directories your site may experience the "sandbox" effect. This happens when your site receives just about no traffic from search engines, to fix it try to stop using the directories, let authority sites link to you- this will provide a quality you and there parties. Third: Page Rank or PR is only a small factor, I found out that related content is the most important factor to ranking high, yeah it's nice to get a link from a page rank 5 or 6 website, but often times this won't happen until more people start to notice your website. Whenever I am on the web browsing forums I always see people looking for high PR sites, which ultimately is fine, but I think they also need to keep in mind that it is just as equally important to find sites with related content. If all your inbound links are coming from something totally different than your nice then that raises suspicion to Google and the visitors of your site. You'll be surprised of how many people are willing to help you, Many webmasters want to link related content, especially if your site is of value, just remember that whether it be a one way link or a reciprocal link it still contains value. More Discussion: Now I would like to talk a little bit about Alexa. No Alexa is not a girl (in this case). Alexa happens to be a very powerful and popular website estimator, it determines your global traffic rank and regional traffic rank. For example: Google is Number 1 Globally and Regionally (USA). If you're site is written in English then your target goal should be to have more than 80% of your visitors be of that language. Why? This has to do with the likelihood of your site being recommended to others, if a user from another language comes on they will have to use a translating service to view your page, they probably won't refer your site but it will become more as a "one time use" type of deal. Whatever your niche may be- Try finding related sites. Gaming Link Exchange sites are really easy to find, you can contact the webmasters and ask them, some webmasters are pretty strict about what sites they exchange links with. Alexa traffic ranking and Google Page Rank is updated every few months, this depends on your backlinks, traffic etc... Everysite needs backlinks to rank, I don't care what type of service your are offering, the internet is very competitive, start by competing for small niche words, here is what worked for me: Try ranking for a specific game you have hosted on your site, if you try to rank for a general term like "games" it could takes ages, literally.... but if you ranked for the game Super Mario Crossover you are more likely to get on the first page of Google, because it is a less competitive keyword/phrase. There is always room for more websites, if you have good content you will get traffic, like I stated earlier you need backlinks, links can be acquired from other bloggers who come across your site and recommend it on their blog, To track your traffic you should use some sort of meter, I recommend sitemeter, they have a free and paid version, I happen to find Sitemeter very addicitive I constantly am looking at how people found my site/where they were referred from. There are plenty of other trackers like Who is Amung us etc... Any site can be profitable, whether you are selling a product or just offering ads, most gaming sites make their revenue from ads meaning they don't sell anything special or out of the ordinary, here is a general rule of thumb for adsense earnings: 1,000 Vists= $10 USD approximately...
